Those who are aspiring to extend 3rd room;here are few facts;

(1)Get the NOC from each Flat owner,


(2)Get the copies of your registered documents that includes conveyance deed and rest other documents of original alottee too,

(3) Contact the architect for getting the Blue print approved from DDA which may cost approximately ₹60 to ₹70,000/-(depends upon area)


(4) Within year our DDA Hsg properitership will be transferred to MCD,

(5)Charges for MCD approval are ₹500000/- for ours and for LIG,It is ₹300000/-,

(6)Once complied above,Get the work done by experienced firm who has the expertise in constructing Beams and columns otherwise it will be a dangerous proposition,

(7)The firm who is doing work in most of the society;their prices ranges between @₹1200 to ₹1350 per sqft.

(8) Once done;we are getting a 3rd Room of 12*11feet and a balcony of 12*6 Sqft.

A complete transfer of MIG to HIG.
Further if everyone agreed; we can rope in an approved construction company as in Societies for extension.

This is for your information that 3 blocks of our premise are about to finalize the modelities hence all of us will be in a position to witness the dream getting transform into reality soon.

A Few Tips to Bangkok Trip




I prefer to book my holidays trip with ASAP Holidays whereas I got tickets from Air India.Though you can always plan your own trip through various on line sites where you can find everything of your need and choice.

You can book online Bus,Metro tickets to sight seen tickets as well.
‌Our plan was to travel by AI 334 which depart from Delhi at 23:00hrs. A 320 Neo was scheduled for the flight.

A‌lways try to reach much before time (2to3 hrs before;especially when your departure is in night) to the boarding counter so that you have sufficient time to pass through Immigration.One will find heavy brush at IGI Airport Delhi in night.
We rushed towards Immigration and finally get through a diplomatic counter,on request,due huge rush in Immigration que.

‌It is important to note that your ticket must be on confirm basis to get VISA on arrival at Bangkok.


While Air India flight landed dot in time at "Swarn bhoomi Airport" at Bangkok;We immediately rushed to VISA on arrival counter near Arrival Gate number 10.


After filling up the required Visa form (TM 88) and VOA (Visa On Arrival Card);we also lined up in a long serpentine que.You just required one Photo in white background of specified size(35×45mm).


The requirements to get VISA on arrival are :-
Passport,
Form TM 88 (Duly filled form with photograph pasted in box),
Boarding pass of your Inward journey to Bangkok,
Confirm return ticket(Within 15 days of your arrival at Bangkok)
Confirm booking of hotels of your stay.
Once you comply all the requirements,you get a VISA stamped on your passport for 15 days or even for a period of your stay.

Once you get through the VISA,que up at immigration counter for clearance.Once you are through,you will reach immediately after counter to the arrival baggage belt area where you can pick up your registered luggage,if any.Register baggage will be lying at the Belt area for 2 to 3 hrs.So you don't get panic about this because getting VISA is atleast 2 hrs job.

Usually you have to face a long que on arrival VISA and will take almost 2 to two and half hours.
There is one fast track que too where you have to pay 200Bhat.
Presently currency exchange rate is "Bhat 100= 240 INR"

Once you collect your luggage,you will exit through Gate 10.(Meet and Greet area).




If your hotel bookings are there,you may find your pick up driver over there waiting for you with your Name plate.

Once you are in Bangkok,you need minimum of ₹500bhat per person for Lunch/Dinner(Average cost of Roti or Naan 25 bhat,Dal costs 160 to 180 bhat,Steam/Jeera rice 120 to 150 bhat and Vegetables/Non vev costs 220/300bhat).

Apart from enjoying endless activities in Bangkok DINNER CRUISE AT RIVER site is a must visit place.
 








Whenever you are planning your trip,must inquire about your hotel  either yourself or holidays planner about location of hotel.




Stay closer to visit your area of interest.Similarly if you are going to  beach sight seen like PATTAYA Or Krabi,






must get your hotel closer to beach.Hotel away from your area of interest will restrict your mobility.You may get hotel tarrrif slightly lower but it will cost you more with conveyance to move to places of your interest.

It is advised that plan your trip yourself,
Book your hotel through any of the online site like "Make my trip"or "Go I bibo"etc where you will get a better deal.

Must get your VISA here in India itself as it is very painful to que up  in a different country.

One will also save at least 2 very valuable hrs.

Traditional food to taste-
Once you are in Thailand do not forget to taste their traditional food ie MANGO &RICE
This food is available everywhere at the average cost of 150 to 180 bhat.Have it from any good restaurant just for a taste.

PLACES TO VISIT IN BANGKOK:-

Out of numerous sightseeing places which cost a ticket ranging between @Bhat500 to 1200 per person,it is always advisable to book your ticket through tourist sight like KLOOK.COM etc for HOP ON HOP OFF BUS services.Tickets are available for 24,48&72 hours which one can choose and decide at your convenience.

SHOPPING MALL:-
MBK MALL,BIG C, TERMINAL 21, CENTRAL WORLD,PLATINUM FASHION MALL,PANTIP PLAZA and so on.

INDIRA SQUARE is the most famous amongst Indian but it is always advisable to go for shopping in MBK Mall which has the fair price with fresh stock and sale round the year.





INDIAN RESTAURANTS:-
Every nook and corner one can find Indian restaurants and good foods.There are many around Indira Square Mall and it is everywhere in the food court and in streets.
Thailand is also very famous for its variety of unique fruits.
Never miss to taste many of different fruits which are easily available in all the streets and Mall.

TWO Simplest ways to LINK PAN with AADHAR

All PAN Cards that are not linked with Aadhar will be deactivated after September 30th,2019.The government has made it mandatory to link all PAN with Aadhar.

In order to avoid further hassles it is better to link your PAN with AADHAR as early as possible. Cut off date of September 30th is coming closer.If you are still thinking of doing so,hurry and link your Pan With Aadhar by any one method detailed below.

Linking PAN with Aadhar will help in tackling the problem of multiple PAN Cards issued in the same name.

Income Tax form will not be processed if PAN is not linked with Aadhar.

There are various options to Link Aadhar and PAN but the most common methods are as under:-

Method 1:-

Link Aadhar with PAN by sending SMS

You have to type a message in the format
UIDPAN<12digit aadhar=""><10digit pan="">

Send the message to either 567678 or 56161from your registered mobile number

If your Aadhar number is 999188817771 and PAN no is ABCDE1234F,You have to type
UIDPAN 999188817771ABCDE1234F and send to 56768 or 56161 through your registered mobile number

Method 2

Link PAN Card to Aadhaar Card Online through e-Filing Website

You can get your PAN and Aadhar linked online by following the steps mentioned below:

Step 1. Visit the Income Tax e-Filing website to link your PAN and Aadhaar.

Step 2. Enter your PAN and Aadhaar number in the form.

Step 3. Enter your name as mentioned in your Aadhaar card.

Step 4. In case only your birth year is mentioned on your Aadhaar card, you have to tick the square.

Step 5. Now enter the captcha code mentioned in the image for verification

Step 6. Click on the “Link Aadhaar” button.

Step 7. A pop-up message will appear that your Aadhaar will be successfully linked with your PAN.

Visually challenged users can request for an OTP that will be sent to the registered mobile number instead of the captcha code.

HOW TO CHECK STATUS OF INCOME TAX REFUND

Each of us by now has filed Income Tax return and if there is some refund; we are waiting to get the refund.Once the ITR forms is successfully e-verified we get the SMS U/S 143(1) followed by email along with Refund sequence number.

One can visit the income tax e-filing website where you can check the status of your income tax refund by following these steps:

Step 1: Visit the income tax e-filing website.

Step 2: Click on the ‘Portal login’ appearing on the right-hand side of the page.

Step 3: Log in to your account through your PAN, e-filing password and enter the captcha code.

Step 4: Click on ‘View returns/forms’ appearing on the screen as shown below:

Step 5: Select ‘Income Tax Returns’ from the drop-down menu and click on the ‘Submit’ button.

Step 6: Click on the hyperlinked acknowledgement number and the below screen appears.

The screen shows the timeline for filing and processing of tax returns such as the date of filing, date of verifying the return, date of completion of processing, date of issue of refund, mode of payment and so on.

Step 7: In case your income tax refund fails, the same screen will show the reason for such failure along with a link to submit refund reissue request.

Refund is made through ECS in your Bank Account (preselected while filing your ITR) as per refund sequence No.
